A first conversation
Use, budget, works, timeline. And a straight answer if the project does not hold up.
A purchase run from abroad rests in large part on the person at the other end. Here are the stages where I will be there for you.
Use, budget, works, timeline. And a straight answer if the project does not hold up.
I select what genuinely fits and rule out the rest.
Together on site, or photographs, video and a live guided viewing.
Building, costing of the works, documents, legal standing. Before any offer.
A decisive stage, and one that runs on local conventions.
File, deadlines, documents. I attend the appointments.
Contractors, site follow-up, contacts for running the property.
The process is different but the logic is the same: understand the property, place it honestly on the market, and present it to real buyers rather than to the curious.
I handle the valuation, the preparation of the file and the documents, the presentation of the property, the screening of visitors and the guidance through to signature.
A riad properly presented and properly priced sells. A riad listed too high stays online for months and eventually sells for less than it could have.

I do not promise you a yield. Nobody can guarantee one on a property that has not yet been renovated or operated, and an agency that quotes you a figure before seeing the riad is selling you a story.
I do not push you towards a property because it happens to be on my books. If nothing fits, I say so, and we wait.
I do not pretend to be an architect or a notary. When a question falls outside my field, I put you in touch with the right person instead of improvising an answer.
The simplest thing is to talk it through. Ten minutes is usually enough to know whether a project holds up.
