Indicative estimate. Notary fees follow a sliding scale based on the amount, and the administrative fee is calculated at the 1,500 MAD ceiling. Always ask your notary for a quote before committing.

What each item covers

Registration duties

4% of the purchase price. This is the largest item, paid to the tax administration when the deed is registered.

Land registry

1.5% of the price, plus a fixed 200 MAD. This covers the registration of the sale on the land title.

Administrative fee

Between 1,000 and 1,500 MAD depending on the notary's office. The calculator uses 1,500 MAD, the upper assumption.

Notary fees

A sliding scale applies according to the size of the transaction. Below 300,000 MAD a flat fee of 4,000 MAD is generally charged.

VAT on notary fees

10%, applied only to the notary's fees, not to the price of the property.

What this calculation does not include

A realistic purchase budget goes beyond notary costs.

The renovation works. On a riad to renovate this is often the heaviest item, sometimes comparable to the purchase price. It is costed after a survey, not by the square metre.

Ancillary costs. Translations, travel, technical surveys, connecting the meters, and any bank charges linked to transferring funds.

Ownership and operating tax. This depends on your personal situation and on how the property is used. It is a question for an accountant, not for an estate agent.
