Buying a riad in the Medina of Marrakech

My name is François. I live in Marrakech and I specialise in riads in the Medina: finding the property, running the checks, costing the works, dealing with the notary. You move forward with someone who is actually here.

Working as a team with local professionals

I know these alleys before I take you into them

I discovered Marrakech in 2015, over several stays, always in the Medina. What kept me here was the contrast between the noise of the souks and the quiet one alley further on.

After five years in French real estate, I wanted to put that experience to work for people buying here. I have lived in Marrakech for more than four years and I have learned the local rules, the building methods and the people who actually matter.

In practice, it means I go and see the property for you. I photograph whatever raises a question, I bring in the right tradesman, I collect the documents, and I call you when something is wrong.

My background and my method

What changes when your agent lives here

A purchase run from Europe rests in large part on the person at the other end. Here is how I am present for you.

A clear speciality

I am an estate professional in Marrakech, specialising in riads in the Medina. I know these quarters one by one: their access, their atmosphere at different hours, the kind of building you find there and what a price actually means. And if your project leads you towards an apartment or a villa, I stay with you.

Someone on the ground

You are in Paris, Brussels or Montreal. I am fifteen minutes from the riad. I go there, I check, I film, I meet the seller, I walk the architect through it and I attend the appointments at the notary. You do not have to fly out to make progress.

Guidance shaped around you

A family home, a guesthouse and a property to resell after renovation are not searched for the same way. We clarify the intended use, then I adapt the search and the rhythm of our exchanges. When the project calls for it, I draw on a network of local professionals: architects, renovation firms, notary, bank, accountant.

The Medina is not a neighbourhood, it is a city

Two riads three hundred metres apart can offer a radically different daily life. The width of the alley, the distance to parking, tourist footfall, the orientation of the patio, whether materials can be brought in: all of this weighs as much as the floor area.

It is also what explains the gaps in price per square metre from one area to another. Understanding those gaps before viewing avoids comparing properties that are not comparable.
