Before viewing a riad: define your project

Buying a riad in the Medina rarely begins with a viewing. It is worth settling your budget, your intended use and the level of renovation work you are prepared to take on.

A riad meant as a personal home is not searched for in the same way as one meant for a tourism business. Location, access, the layout of the patio, the roof terrace and the condition of the building then carry different weight.

Setting a few priority criteria before viewing lets you compare properties more objectively and avoids focusing on aesthetics alone. A beautiful door and fine zellige tell you nothing about the roof.

The legal situation of the property, its land title where one exists, the available documents and any constraints should enter the analysis at this stage too, not at the moment of signing.

The aim is not to decide everything before starting, but to have a clear enough framework to move efficiently and not lose weeks on properties that never matched the project.
