Comparing two riads is not just a matter of price per square metre

In the Medina, price per square metre is not enough to compare two properties. It is nonetheless most buyers' first reflex.

Ground area, built surfaces, the layout of the rooms, ceiling height, the roof terrace, the quality of works already carried out and the light all substantially change how interesting a property is at equal surface.

You also have to look at access, the immediate surroundings and the fit between the property and the intended use. A riad that is perfect for a family can be unworkable as a guesthouse, and the reverse is just as true.

A riad to renovate has a lower entry price but requires a budget and a works timetable that should be costed before the offer, not after.

Conversely, a property already renovated reduces the works ahead without necessarily matching the project you had in mind: you inherit someone else's choices.
